California Eviction Law requires landlords to provide proper Notice to tenants prior to filing
an Unlawful Detainer action which will allow the landlord to regain possession of their real property.

Depending on the situation, the landlord may choose to serve the tenant with a 30, 60 or 90-day notice to move out of the rental property. When a tenant has failed to pay the rent, allowed illegal activities to take place on the property, disturbed other tenants, or otherwise violated the rental agreement in other more severe cases, a landlord may issue a three-day eviction notice.

Once a landlord gives a tenant proper notice, the tenant must voluntarily move out within the stated time. If the tenant refuses to move out after the required notice has been given, the landlord can evict the tenant by filing an action in court.
